Electrical Installation Condition Reports in London and Uxbridge (EICR) also known as Landlord Safety Inspections.
Here at Phoenix Electricians we provide Electrical Installation Condition Reports (EICR) in Uxbridge and its surrounding areas. An Electrical Installation condition report tests the fixed wiring within your property like the wiring, the socket outlets (Plug sockets) the light fittings and the consumer unit (Fuse box) this is to check that the electrical installations meets BS 7671 (IEE) safety regulations. Once the inspection is completed you will be provided with the EICR certificate which will show the engineers electrical observations, electrical readings and electrical findings the certificate will be provided to the homeowner as either satisfactory or unsatisfactory, if an unsatisfactory condition report is provided we will also provide you with a quote for remedial works to bring the property up to current standards.

When should I carry out an EICR
For residential properties, it's generally recommended to have an Electrical Installation Condition Report (EICR) every 10 years to ensure safety. However, landlords of rental properties in England, Scotland, and Wales are legally required to conduct an EICR every 5 years, or upon a change of tenancy. Some higher-risk properties like those with swimming pools may need annual inspections.

What will happen during the EICR
The inspection will find out if:

any electrical installations are overloaded
-
there are any potential electric shock risks and fire hazards
-
there is any defective electrical work
-
there is a lack of earthing or bonding – these are 2 ways of preventing electrical shocks that are built into electrical installations
The electrician will need to remove some sockets, light fittings and switches. He/she will also need non-obstructed access to the consumer unit The electrician will also need to turn off power intermittently to carry our safety checks, it is worth noting this if you are working from home.
Understanding the Electrical Installation Condition Report

Code 1 (C1): Danger present. Risk of injury. The electrical inspector may make any C1 hazards safe before leaving the property.

Code 2 (C2): Potentially dangerous.

Further Investigation (FI): Further investigation required without delay.

Code 3 (C3): Improvement recommended. Further remedial work is not required for the report to be deemed satisfactory.
If codes C1 or C2 are identified on the report, then remedial work will be required. The report will state the installation is unsatisfactory for continued use. Remedial works needs to be carried out within 28 days of the initial inspection.
If an inspector identifies that further investigative work is required (FI), the landlord must also ensure this is carried out. Remedial works needs to be carried out within 28 days of the initial inspection.
The C3 classification code does not indicate remedial work is required, but only that improvement is recommended. Landlords don’t have to make the improvement, but it would improve the safety of the installation if they did.

What do I do with the report:
Landlords must supply a copy of the report to the tenant with 28 days of the inspection and to new tenants before they move in. If your local authority requests the EICR, the landlord must supply this to them within 7 days of the request.
Landlords must also retain a copy of the report to give to the inspector and tester who will undertake the next inspection.
